KABCO operates differently. Why Pool Maintenance Matters More in Dubai's Climate

Pool maintenance requirements in Dubai are materially different from temperate climates because of three factors specific to the region:

Extreme heat drives evaporation: A standard 8×4m residential pool loses 50–80 litres of water per day to evaporation between May and September, sometimes more on still, hot days. Each litre that evaporates concentrates the chemicals left behind, throwing pH, alkalinity, and calcium hardness out of balance within days. Pools that go unattended for 7+ days in summer routinely develop scaling, cloudy water, or algae blooms.

High UV degrades chlorine fast: UV light breaks down free chlorine. In Dubai’s summer sun, a pool can lose 50% of its free chlorine residual in a single afternoon. Chemical dosing rates that work in Europe are inadequate in Dubai, proper stabilisation (cyanuric acid balance) and dosing schedules are essential.

Mineral-heavy fill water: DEWA water and tanker top-ups in Dubai carry higher calcium and total dissolved solids (TDS) than most European water supplies. Without regular monitoring, calcium scales out onto tiles, in pump impellers, and in heater coils, reducing equipment life and pool aesthetics.

Add to these the seasonal sandstorms, summer humidity that drops in pump rooms, and high cooling demands that work pool chillers harder than any other piece of pool equipment, and the case for professional maintenance in Dubai is purely practical.

Routine Maintenance Visits

Scheduled weekly, bi-weekly, or monthly visits covering water testing, chemical balancing, surface cleaning, equipment inspection, and visual checks for early signs of wear or failure. Most residential pools in Dubai require weekly visits during summer (May–September) and bi-weekly visits during the cooler months.

Water Chemistry Management

Maintaining 7 critical parameters: pH, free chlorine, total chlorine, total alkalinity, calcium hardness, cyanuric acid (stabiliser), and total dissolved solids. Each visit includes professional water testing using calibrated digital meters, not pool store test strips. Chemicals are dosed to bring readings inside the optimal range and only as much as needed.

Pool Equipment Inspection

Every visit includes a visual inspection of all visible equipment: pump (sound, vibration, leak signs), filter (pressure gauge reading, cleanliness), skimmer baskets, main drain cover, lighting, chiller/heater (running status), and salt chlorinator (if installed). Issues are dealt with before they become breakdowns.

Filter and Pump Service

Filter parts (sand, cartridge, or DE) are replaced according to a manufacturer-recommended schedule: sand every 3–5 years, cartridges every 1–2 years, and DE is recharged per cycle. Pumps receive seasonal service: motor inspection, impeller cleaning, seal replacement, and electrical termination checks.

Pool Chiller & Heater Maintenance

Chiller maintenance is the single most overlooked maintenance item in Dubai and the most expensive when failure occurs. We service heat pumps and chillers annually: refrigerant pressure check, coil cleaning, fan inspection, condenser cleaning, electrical testing, and performance verification.

Pool Light Repair Services

LED and halogen pool light replacement, junction box and conduit inspection, low-voltage transformer testing, and replacement of damaged lighting circuits. All electrical work is DEWA-compliant and tested for RCD protection.

Leak Detection

Persistent water loss above evaporation rates indicates a leak in pool plumbing, the structural shell, or surrounding equipment. KABCO uses dye testing, pressure testing, and electronic leak detection to locate leaks precisely without unnecessary excavation. Once located, the same team handles repair.

Pool Restoration & Refurbishment

For older pools showing surface deterioration, tile loss, equipment obsolescence, or general fatigue, KABCO provides full restoration, including resurfacing, tile and grout replacement, complete equipment overhaul, salt-chlorinator conversion, and smart-automation retrofitting.

Draining & Refill Service

Periodic full drains are required when TDS exceeds safe operating levels (typically every 3–5 years for villa pools, more often for commercial). KABCO handles drainage, structural inspection while empty, surface re-treatment if needed, and proper refill with chemical commissioning.

Pool cleaning is the per-visit removal of debris and dirt, skimming, vacuuming, brushing. Pool maintenance is the broader scope that includes cleaning plus water chemistry management, equipment inspection and service, filter and pump care, and ongoing pool health management. Equipment failures, leaks, tile damage, and structural issues are addressed by the same KABCO team that handles routine maintenance, so there is no waiting for an external specialist. AMC clients receive labour discounts on repair work (10% Standard / 15% Premium / 25% Comprehensive) and priority response. We carry common parts in stock for same-day fixes on Premium and Comprehensive AMC tiers.

Every visit includes calibrated digital testing of seven parameters: pH (target 7.2–7.8), free chlorine (1.0–3.0 ppm), total alkalinity (80–120 ppm), calcium hardness (200–400 ppm), cyanuric acid (30–50 ppm), total dissolved solids (<1,500 ppm above fill water), and combined chlorine. For salt-chlorinated pools, salinity is also tested (3,000–4,500 ppm). We use LaMotte, Hanna, and Lovibond digital meters – not test strips.

Yes. Chiller maintenance is one of the most overlooked but most expensive items on a Dubai pool, annual service prevents major failures. We service heat pumps, gas heaters, electric heaters, and combined heat-chill units from all major brands including Aquatemp, Calorex, Pahlén, Pentair UltraTemp, and Hayward HeatPro. Annual chiller service is included in our Comprehensive AMC and available as a one-time service for Standard/Premium AMC clients.

 

With professional maintenance: pool pumps 7–12 years, sand filter tanks 10–15 years, cartridge filters 8–12 years, salt chlorinator cells 4–6 years, heat pumps 8–12 years, chillers 8–10 years, LED lights 8–15 years. Without regular service, lifespan typically halves and equipment failures often cause secondary damage (a failed pump can damage filtration; a failed chiller can cause water-quality cascades).
